Taxes and costs when buying a new build: what to budget for

On top of the property price, allow an extra 12% to 14%. Here is where every euro goes.

The most common mistake is budgeting only the property price. For new builds in the Valencia region you should add roughly 12–14% in taxes and costs.

VAT: 10% New builds pay VAT (not transfer tax): 10% of the purchase price. It is the main cost.

Stamp duty (AJD): 1.5% A regional tax on the public deed for new homes in the Valencia region.

Notary and Land Registry: 0.5–1% Fees regulated by law; they depend on the price and the length of the deed.

Lawyer: ≈1% Optional but highly recommended for international buyers: they review contracts, charges and licences, and can act with power of attorney if you are not in Spain.

Mortgage (if applicable) Since 2019 banks cover most mortgage costs; you pay the valuation (€300–600).

A real example For a €339,000 villa: about €33,900 VAT, €5,085 stamp duty and around €3,000–5,000 for notary, registry and lawyer. Approximate total: €381,000.
