The NIE: what it is, what it is for and how to get it

The essential document for buying a home in Spain as a foreigner. Where to apply, what you need and how long it takes.

The NIE (Foreigner Identification Number) identifies you before the Spanish administration. You will need it to buy the home, pay taxes, sign up for utilities or open a bank account.

Where to apply - **In Spain:** at the Immigration Office or National Police station of the province, by appointment. - **From your country:** at the Spanish consulate. It takes a little longer, but saves travelling. - **Through a representative:** a lawyer with power of attorney can apply for you — the most convenient option for international buyers.

What you need 1. Completed EX-15 form. 2. Valid passport and a copy. 3. Proof of the reason (the home purchase: the reservation or deposit contract is enough). 4. Fee 790-012 (about €10) paid.

Timing In Spain, with an appointment, it is usually resolved the same day or within a few days. Via consulate, 2 to 5 weeks depending on the country.

A tip Apply at the start of the buying process: it costs almost nothing, never expires and will save you waiting when it is time to sign.
